Terms of Service

1. Acceptance of Terms

By accessing or using the services provided by Roomfilla Pte. Limited (“Roomfilla”), you agree to be bound by these Terms of Service (“Terms”). If you do not agree to these Terms, you may not use our services. These Terms apply to all users, including property owners and their representatives.

2. Definitions

  • Owners: Individuals or entities who own or operate accommodation properties and engage Roomfilla’s services.
  • Channels: Online marketplace websites where properties are advertised by Roomfilla.
  • Guests: Individuals who book accommodations through Roomfilla’s channels.

3. Services Provided

Roomfilla provides marketing and booking services to promote Owners’ properties on multiple online Channels, typically including 15 or more platforms as part of our standard package. Roomfilla earns a commission on each booking secured through our efforts. No additional fees are charged unless explicitly agreed upon for supplementary services (e.g., cleaning or check-in assistance), which are subject to separate agreements.

4. Owner Responsibilities

As an Owner utilizing Roomfilla’s services, you agree to:

  • Provide accurate and complete information about your property.
  • Maintain the security of your account credentials.
  • Comply with all applicable local laws and regulations.
  • Respect the privacy of Guests in accordance with applicable laws.
  • Ensure your property is maintained in a condition suitable for Guests as advertised.

5. Exclusive Marketing Rights

Roomfilla retains the exclusive right to advertise your property on Channels where you are not currently advertising. Should you wish to advertise on a Channel where Roomfilla is active, you must notify us in writing, and we will remove our advertisements within 7 business days. If Roomfilla identifies advertisements from other providers on our exclusive Channels, we reserve the right to request their removal.

6. Compensation and Payments

Roomfilla’s compensation is a commission deducted from each booking. The remaining amount will be transferred to you in a timely manner. If a booking is confirmed by you or your staff but later becomes unavailable, Roomfilla is entitled to compensation for the booking to protect Guest expectations. If a property is not as advertised upon Guest arrival, Roomfilla may require you to provide compensation to the Guest.

7. Guest Communications

Roomfilla serves as the primary point of contact between Owners and Guests. In the event of disputes or complaints, Roomfilla will mediate and work toward a resolution satisfactory to all parties.

8. Termination

Either party may terminate this agreement with written notice. Upon termination, Roomfilla will cease advertising efforts within 7 business days. Existing bookings must be honored by the Owner, or compensation for those bookings must be provided. Roomfilla reserves the right to terminate the relationship if a property fails to meet acceptable standards or if communication from the Owner is consistently lacking over an extended period.

9. Intellectual Property

Roomfilla retains exclusive rights to photographs and content created for advertising your property on our Channels. Unauthorized use of these materials by other parties may result in Roomfilla taking action to have such advertisements removed.

10. Changes to Terms

Roomfilla may update these Terms at any time. Continued use of our services following such updates constitutes acceptance of the revised Terms. We recommend reviewing this page periodically for changes.

11. Governing Law

These Terms are governed by the laws of Singapore. Any disputes arising from these Terms will be subject to the exclusive jurisdiction of the courts of Singapore.
