Doing More with Less

Doing More with Less

Here at Roomfilla we often get asked how we manage to keep our operations so lean and our output so high. We make no secret of using technology to the maximum within everything we do. Technology really is incredible and lots of manual processes can be automated. Now we are a few years into the Roomfilla journey, we have great workflows in place to identify processes that can be automated and make it a reality. We are constantly adapting and innovating our workflows so that we can stay at the forefront of the vacation rental landscape.

With unapologetically using the cliché […]

Is the Demonization of Short Term Rental Managers Justified?

Is the Demonization of Short Term Rental Managers Justified?

I get it, the promotion of sites like AirBnB follows this sort of story – You book a room with Dave in Paris. Dave meets you at the door, gives you a bottle of his favorite wine and agrees to take you out for dinner and drinks with his mates that evening. Through booking with Dave, you get to sample his lifestyle and see the city through his eyes. This is a great story and one which AirBnB have morphed into their ‘Belong Anywhere’ slogan. How much truth is in it though? Not much.

Sure, there are hosts that exist like […]

Why you should think twice before signing up to AirBnB Plus

Why you should think twice before signing up to AirBnB Plus

AirBnB Plus is the flagship program that AirBnB introduced back in February. A quick recap for those not in the know, the AirBnB Plus program enables hosts to pay a $149 fee directly to AirBnB so that a member of their team can come to your property, tell you what you need to do to reach the AirBnB Plus threshold and take some photos. Once you are done with the changes they request your listing will go live in the AirBnB Plus category on the website separating it from other listings giving it a ‘higher level of prestige’.

As the AirBnB Plus […]

AirBnB’s Grace Period Security Issues

AirBnB’s Grace Period Security Issues

There were 2 features which managed to stir up resentment amongst AirBnB hosts over the past year. The first of these was the split payment policy which AirBnB made a big fuss over when they introduced. It was short-lived however with the policy going into the toilet and being terminated mid September. I wrote a separate article about this which you can read here.

The second introduction which also went down like a lead balloon was the mandatory introduction of a 48 hour grace period for guests to cancel bookings on the platform. This went down so well that there were thousands […]

AirBnB kills Group Payments – Failed Experiment

AirBnB kills Group Payments – Failed Experiment

In November 2017, AirBnB introduced a controversial feature called Group Payments / Split Payments or however else you want to dress it up. The concept enabled guests to book properties on AirBnB and split the costs with their friends. How this worked is that a host would receive a booking request and be able to accept it. If they did so they would then be told that the guest was using split payments and their calendar is blocked for the next 72 hours.

There was a lot of anger and frustration with the way that group payments was rolled out and […]

Why Distribute Your Property Through a Channel Manager?

Why Distribute Your Property Through a Channel Manager?

A channel manager can be a great way to distribute your properties across the web. Knowing what a channel manager is and what it does would be a good place to start! A channel manager is a way that certain information about your property is synced across multiple places. For example, to avoid double bookings, a channel manager would sync the calendars. This means that if you were to get a booking on say HomeAway, it would update this information across AirBnB, TripAdvisor and every other website your property is listed to ensure that you do not get double bookings. […]

Why Web Presence Is Important for Your Vacation Rental?

Why Web Presence Is Important for Your Vacation Rental?

This is a good question and something which should be taken seriously. Web presence is an investment, but it will pay off for your brand. Having a web presence for your property enables your customers to connect with you directly. Channels such as AirBnB, TripAdvisor and HomeAway are great for getting bookings but they all take fees. If your customers can book directly with you and ask you questions directly they will have a great experience. Providing a great experience for customers will increase the chance of repeat bookings and establishing your business in the long term. Learning why web […]

Korean Regulations Override AirBnB Cancellation Policy

Korean Regulations Override AirBnB Cancellation Policy

A lot of people who host on AirBnB are wary of the cancellation policies. Keeping a strict cancellation policy gives you the peace of mind that once a booking is made, some of the money is secure. A lot of hosts use this strict policy which is still arguably not strong enough as a guest can cancel 8 days before and get 50% off their money back. Usually people do not cancel but every now and again, it happens so you need to be prepared. You also need to be ready if AirBnB deem it to be mitigating circumstances and […]

Introducing the Vacation Rental Chatbot

Introducing the Vacation Rental Chatbot

Here at Roomfilla we are constantly looking at ways that we can provide a better service, a more direct service and a service that gives customers the most possible information on their own terms. Some guests like to ask a lot of questions, this isn’t an issue and we are more than happy to provide the answers they seek! Some guests like to be able to do research on their own terms, this is fine also! What we tend to not be able to get away from is providing the check in details, wifi passwords and information about the surrounding […]
